What are the most essential things that every first time buyer should know?

Answer:
In preparation for purchasing your first home do a lot of research. Check the internet, pick up books from the library, read real estate articles in the newspapers and interview two or three real estate sale people.As you are becoming informed here are some other things that you will want to do:

*  Make a list of your wants and needs and prioritize your criteria as you will not find everything in your first home.

*  Get pre-approved for a mortgage before beginning your house search. Knowing exactly what you can afford avoids disappointment and wasting of time. Pre-approval can also ensure that your interest rate is locked if it's a good one.

*  Condition your minds that you will never get everything you want in your first home. The average Canadian moves once 3-5 years all in search of that perfect home. Your needs will also change as time goes by.

*  Interview a few real estate sales people and choose one whom you feel can best look after your interest. Work with your agent, get all your questions answered and seek your Agent's advice.

*  Find out from your salesperson as close an estimate as possible exactly how much money you will need to finalize your home purchase and make plans to ensure that funds are available for closing.
