Question:
Is it better to buy a new home or a resale home?

Answer:
There are pros and cons that must be seriously considered in deciding to buy new or resale. Apart from your personal preference take the following pluses and minuses into consideration.

Pluses in purchasing new:  Pluses – you can choose your finishes and colors for floors, tiles, appliances, kitchen fixtures etc. You can opt to upgrade from builder's options. You can often choose your lot. You may even be allowed to make minor adjustments to layout.

Minuses - you may be purchasing strictly from floor plans and may not be satisfied with layout or room sizes until the final walk through. A little too late to back out.When you purchase brand new you are not always aware of what structures will be in your back yard a city plans can change. You may also be faced with months of construction, traffic, debris, mud, dust and unfinished roads.

Purchasing a resale home: Pluses – "What you see is what you get." You see exactly what you are buying and can readily determine whether room sizes, layout and décor suit your needs and style. Often many upgrades have already been added to the resale home. Many of the additions that may need to be made to the new home are already in place in the resale home such as drapes and curtains, painting, upgraded floors, carpets etc. When purchasing a resale you can choose your neighbours. Drive through the neighbourhood day and night and evaluate the neighbourhood . When you purchase brand new you have to hope for good neighbours.

Minus - The seller's tastes may not be your. Adjustments may be necessary. Appliances may need replacing, upgrading may be necessary. However you can take all these into consideration when deciding on your offering price.

All in all remember location, location, location. Resale gives you the edge with regards to choosing the better location as values and status of the resale, neighbourhood would have been already established.

Before you decide to purchase new make a list and estimate the cost of all necessary improvements, total and add to the price of the new home. Compare the price of your choice new home to a similar relatively new resale home and make your decision.
