Question:
Should I buy my next home before of after I sell my current home?

Answer:
The ideal situation is selling your current home first and then buying your next home. Why? Once you have sold your home you hold more bargaining power because you are now able to place a firm offer on your new home as opposed to an offer conditional upon the sale of your current home. Most home owners worry about finding a suitable home after their current home is sold. Your top producing salesperson can assist in that area by ensuring that your current home is sold with a sufficiently long closing time to better ensure that you find a suitable new home. A condition on finding suitable accommodation can also be inserted in your contract thus ensuring that you have sufficient time to find a home.

On the alternative finding a home before your home is sold may result in disappointment or even being stuck with two homes. Many sellers shy away from offers conditional on sale of another property as they are weary that the backup home may not sell. Often they seek security by negotiating on a higher price to compensate for the uncertainly of the condition.

My advice, scout out the market place to see what is available that may suit your needs. Put your home on the market immediately as you have satisfied yourself that what you are looking for may be available.

Ensure that you seek a knowledgeable sales representative who can best guide you through the stressful process to ensure a smooth and gratifying transaction.
