How long does it take to sell a house?

Answer:
Several factors influence how long it will take to sell a house. Even though every house is unique selling time is usually affected by price, condition and market conditions.

First Price: a well priced home attracts serious buyers. Overpriced homes also attract buyers but only buyers who are comparison shopping .

Conditions: A home that is well priced and has been well prepared for the market is considered more seriously by buyers. Top producing real estate salespeople will assist you in staging your home for the market. A home on the market is an essentially a home on show which should attract and wow the prospective buyers.

Market Conditions: Market fluctuations as you may no doubt be aware are entirely out of your control. Timing is critical. When the market is buoyant and there is surplus of buyers a home sells faster.When there is an over abundance of inventory on the market buyers has more to choose from. Pricing and conditions becomes even more key as prospective buyers have so much from which to choose. As a home seller you can control the price and condition of your home but unfortunately timing can only be controlled if you choose the right time. Circumstances don't always allow us to be the master of time hence the importance on concentrating on the preparation aspects in which we have control ie: price and condition.
